New Construction Phase Inspections

Home inspections for new construction.   The best time to catch and correct defects is when the walls are exposed and construction is underway.  We know you are  busy and may not have the time to learn what you need to know as your home is being built.  Let us handle it for you.  We will meet with you on site to answer all of your home building questions.  We remain available to you after the initial inspection, providing the care and attention that you need by answering any of your questions by personal visit, telephone, or email.  It is a mistake to rely singularly upon your builder to take care of your best interest during the home building process.  Hire a certified and licensed Professional Inspector to be your advocate and knowledge base.

Inspections for new home construction can be custom tailored to fit the needs of the homebuyer.  We offer a foundation form inspection, pre-drywall inspection and a final (all utilities turned on) inspection for new construction.  These inspections may be purchased separately or in combination. When we are hired by you, we work for you and no one else.  It's as simple as that.  We will provide answers to all of your questions in an honest manner, as your advocate.  We do not have a conflict of interest associated with the profit margin of either building a home or selling a home. 

We have an electronic Supra Key for easy access into properties.  No need for Realtors to be bothered with opening Homes for us.  We can gain access into any home with a Supra Key lock box on the door.

 

Buyers Inspection 

Many of our inspections are performed for individuals interested in purchasing a pre-owned or newly constructed home.  When buying property, most purchase contracts are contingent upon the condition of the property at the time of purchase. We have saved our clients thousands of repair dollars with our discoveries during inspections of both newly built and pre-owned homes.  We have provided buyers negotiating leverage to use in the home buying process.  It is in the best interest of the buyer to secure a third party (disinterested in the outcome of the transaction) to provide an unbiased report on the current condition of the property. Our detailed property inspection reports are available to our clients on the same day via internet download (from any location) and include digital photographs with detailed captions and explanations. Depending on client availability, our inspectors  make every effort to provide a verbal report either on-site or at a location of the clients choice.

                                              1 Year Warranty Inspection
 

Most home builders will correct many deficiencies on a new home up to one year after purchase. A new home is just like a new car.  After the warranty expires, it is too late to go back to the builder to correct any defects.  Before this time limitation expires, it is important that the home owner identify any problems or potential for problems and bring them to the attention of the builder. Hire an experienced Professional Inspector to create your punch list for you and present it to your builder with credentials.  Many home owners can easily identify most cosmetic problems. Unfortunately, cosmetic problems are not usually the the "big ticket" items that may cost thousands of dollars to repair. Having a Professional Real Estate Inspector as your advocate during this crucial time can save you lots of cash and heartache. No home is perfect. Having an Inspector advocate on your side is money well spent.
